But alongside choosing floorplans, colours and finishes comes another important consideration: the costs that aren’t always obvious at the beginning of your journey.*** One of the most common questions we hear from commercial buyers is, ‘What hidden costs should I allow for when building?’ While every project is different, there are several expenses that regularly catch Tasmanian commercial buyers by surprise. In this article, we’ll walk you through 10 of the most common hidden costs and explain why they’re important to factor into your budget from the outset. > ##### 10 Hidden Costs To Be Aware Of: > > 1. Wastewater systems > 2. 6-star energy efficiency requirements > 3. Additional council reports > 4. Coastal galvanizing requirements > 5. Reactive soil conditions > 6. Rock excavation > 7. TasNetworks upgrades > 8. Bushfire Attack Level (BAL) requirements > 9. Site works > 10. Site works Site works are one of the most commonly overlooked costs when building. While most buyers focus on the build itself, it’s important to remember that the block also needs to be prepared and accessible before construction can begin. Site works can include: - Tree clearing - Driveway construction - Drainage works - Retaining walls - Fencing - Access improvements for machinery & delivery vehicles - General landscaping and earthworks Depending on your block, these costs can vary considerably. Even relatively simple works can add up quickly, which is why it’s important to understand what site works are included in your contract, and what may need to be budgeted for separately. ##### 2. Energy efficiency requirements In Tasmania, all new commercial developments are required to meet minimum energy efficiency standards. While these requirements help create a more efficient facility that’s cheaper to heat and cool, many commercial buyers underestimate the cost of achieving them. Elements such as roof insulation, underfloor insulation, wall insulation, window glazing and even the orientation of the building on the block can all influence whether a commercial build meets the required standard. While these are all important parts of creating a quality facility, they can contribute significantly to the overall build cost and are often hidden costs that many buyers don’t initially consider. ##### 3. Additional Council Reports All new commercial developments are required to be fully approved by the local council. When the council is processing the application and request for the construction of a new commercial building, they’ll check various things to ensure that the development meets all requirements and levels necessary. Sometimes the council may require additional reports to be undertaken, to ensure that the site and building meet all standards. While there are various different reports, some of the most common that we see are Landslip reports, Biodiversity reports, and agricultural reports. Depending on what work is required to deliver a report, the cost can vary between $1500 and $7000. When you’re not expecting this, or it’s something that doesn’t necessarily contribute to the features of your building, it can be an unexpected surprise. ##### 4. Coastal Galvanising Requirements While coastal locations offer incredible views and operational advantages, they also create additional building requirements that many buyers are unaware of. When building near the sea, your commercial facility is exposed to salt water, which can be a good and a bad thing. The good? You get to breathe in that refreshing salty air. The bad? Salt water can erode and rust any steel that’s being used in the construction of your building. That means that all steel elements in your building have to be galvanised, which protects it from the salt water, and stops it from affecting the integrity of the structure. Depending on the size and complexity of your facility, the cost to galvanise your building can quickly add up. While costs vary, galvanising requirements can add a noticeable amount to the structural cost of a building, particularly for larger or more complex designs. ##### 5. Reactive Soil Conditions In order to build a stable and long-lasting commercial building, it is absolutely crucial that it’s optimised for the soil in which the building is going to sit on. Sometimes the soil isn’t ideal for the building, and work has to be done to the facility to ensure it can work with the soil and doesn’t get compromised over time due to the soil and ground conditions. ##### 6. Rock Excavation A frequent cost and sometimes a sizeable cost, this hidden cost is no surprise for Tasbuilt customers. What looks to be a good, ideal block of land for your new commercial building to sit on can hide many surprises underneath, and surprises that don’t show themselves until works for your new build have begun. Tasbuilt commercial builds utilise steel pier foundations, which require excavation works to be completed onsite. When excavating these holes, the problem of hitting rock often shows itself. When this happens, extra equipment and resources are required to complete the groundworks. ##### 7. TasNetworks Upgrades Some blocks require additional electrical infrastructure before a commercial building can be connected to the network. This can include private poles, transformers or upgrades to existing services. These costs are generally determined by TasNetworks and can vary significantly depending on the location of the block. ##### 8. Busfire Attack Level (BAL) Requirements Part of getting necessary reports undertaken for your new commercial project is a bushfire report, which is undertaken for every Tasbuilt customer. This report determines if your new commercial building is going to be in a bushfire prone area, and if there is potential for it being attacked by bushfires. If your building is given a BAL (bushfire attack level) rating of above 12.5, it means additional costs for upgrades to ensure it’s able to withstand a potential bushfire. ##### 9. Wastewater systems Depending on the location of your block and available sewer infrastructure, a wastewater treatment system may be required as part of your new commercial project. In many cases, the need for a wastewater system isn’t confirmed until further investigations, testing or approvals have been completed. If a wastewater system is required, it can become an additional project cost that some commercial buyers may not have initially allowed for in their budget. Depending on how much work is required, the cost to install a wastewater system often catches people by surprise. ##### 10. Glass Balustrades Maybe a cost that sounds a little unusual is the cost for glass balustrade on your building. Building regulations require specific balustrade solutions where decks, walkways and elevated areas exceed certain heights. Glass balustrades are often required in these situations and can add an unexpected cost to elevated commercial buildings. Although this may seem minor, it’s an added cost that may catch you out. Hidden costs don’t necessarily mean you’ve chosen the wrong builder or block of land. Many are simply part of the building process and are determined by factors outside anyone’s control. The key is understanding these potential costs early, allowing realistic contingencies in your budget and asking the right questions before construction begins. By planning ahead and working with an experienced commercial builder, you’ll be in a much better position to enjoy the journey of building your new facility without unexpected financial surprises.
